One of the first things we want to do at Bramwell Homes is sit down with you and discuss all of your options and future plans for the property. We then relate that to our designs and displays, in order to tailor a build to your needs.
If you find a design that is perfect for you, without making changes, this is the best financial option for you. However, we want to stay open to advice and to changes in market trends, and you may have the next big idea. Or you may just want to change a room. We are happy to redesign in order to suit your needs, if you want to make alterations to our standard home designs.
We can discuss any additional costs and work with you until your plans are met. We can also offer affordable options to help you make the changes you want, and keep the project within a budget that you’re comfortable with.
Probably the most common question that clients seem to ask, is when are we going to council?
There is an amount of paperwork to be attended to, and we strive to have this completed as soon as possible.
We need to check for approvals and guidelines, building permits, and so on. We want to ensure that we approach council with as much of the paperwork complete as possible. Our council coordinators insist on the paperwork being meticulous, as this will always speed up the process for our clients

The schedule that we agree on in the building contract is the schedule that we dedicate ourselves to. We deliver when you expect us to. If you want to be updated on progress, please don’t hesitate to contact us, and we can provide regular updates and photographs along the way. Our aim is for you to know, from day one, which day you will get the keys in your hand.

We are more than happy to have you inspect homes that we’ve built, or visit projects that are underway.
Our staff will gladly show you to a completed home, or to a job under construction, but please be aware that Workplace Health & Safety in Australia is to the highest standard, and therefore you will not be able to enter a building site unless accompanied by one of our representatives, and unless wearing Personal Protective Equipment.
Therefore, we insist that you contact us beforehand so that we can help you see the quality of your investment up close and in person. If travel to a completed or constructed home is an issue, we are more than happy to give you as much comprehensive media as possible, either as plan drawings, photography or video.
Again, Australia’s strict Workplace Health & Safety regulations won’t allow you to access the job-site on your own, so we are happy to set up an appointment for you to see your investment firsthand, and see for yourself the superior quality of our building process. Our construction supervisor will coordinate with you to find the best (and safest) arrangement for inspection and visits.
We make sure to inspect every site for access, orientation, gradient, drainage, and all other factors so that we know when we sit down with you where and when we can start building your dream home.
This way, we don’t get your hopes up only to call you a week later to say it’s not possible! Unfortunately this does happen with some companies, and we don’t want to make that mistake. Every job site and block of land has its own factors and character.
We review all foreseeable aspects of the project so that your choice of home doesn’t have to suffer or be turned down once we’ve begun planning.
Builders each have standard inclusion lists at the outset. At Bramwell Homes, we advise you to review the inclusions, and compare with other builders. This can save you a lot of money, and a lot of hassle. We can assist you in customizing the inclusions, and make sure that you’re aware of price changes right from the start. That way we make sure to work with the budget you started out with. We use superior Australian and international products, so we are confident that our inclusions will exceed your expectations, but we understand that this is your home, and it must be personalised to your specifications.

You may have your heart set on an appliance or item outside of our range, and if this is the case, we are more than happy to work with you to figure out the best value options for including what you want in your home. We will price any non-standard additions at the outset, so that there aren’t any surprises. It’s absolutely in everyone’s best interest to establish any requests or changes at tender stage, so that we can work with you to control costs. After contracts have been signed and orders put through, it gets more difficult to control the costs, so let’s work it out right at the
start.
Builders will all claim to have a Construction Supervisor dedicated to your home. In many cases, they’re managing too many projects to do this. At Bramwell Homes we make sure our supervisors personally oversee your home build, through the whole process. By doing this, we make sure that our supervisor (or site manager) oversees the high standards that we set out, and also understands your personal goals and needs.
It is very important to us that you’ve got direct contact with your construction supervisor as they are in charge of seeing your plans through to completion.
You will be a part of the building process (don’t worry, we won’t make you carry any lumber) and you will avoid the stress and expense of not knowing what’s going on with your investment.
At Bramwell Homes, we are absolutely focused on sustainability and making sure our homes meet and exceed environmental strategies. We plan ideal house positioning and orientation, to optimise climate control by capturing breeze, sun and natural light. Our use of insulation bats in the roof, walls and garage result in better energy efficiency by providing insulation where Australian homes tend to gather (and lose) the most heat. We also install high
performance windows, which are so important to climate control in homes.
